Our standard estimate for composition roofing includes 15-lb felt, painted W-metal in the valley areas, painted metal vents with ventilation brought up to code, painted drip and edge flashing, lead pipe/plumbing flashings, and a 30-year architectureal shingles (any major brand per customer preference) with high-definition ridge cap.

The standard estimate can be upgraded or altered in several areas upon request.

Upgradable items include:
Underlayment upgrades – 30-lb felt, ice and water shield, and synthetic underlayment instead of felt paper.

Composition roof covering upgrades include all major brands of composition shingles that have various different looks, colors, patterns, and shingle profiles, and increased manufacturer warranties.

Ventilation upgrades include deleting the standard metal vents and installing continuous ridge vent.

Other alterations include:
Low profile ridge, woven valley, ‘California’ style lapped-and-cut valley.

Roofing is a very expensive yet vital part of home maintenance. When comparing estimates, it is important that you make sure each estimate is quoting for similar products. Most reputable contractors will quote for the products they prefer to use, but will quote for other products upon request. Asking your contractors to quote or re-quote for similar products will assist you in making the best choice for you and your home.

Compare the sheathing type, if appropriate. Plywood or OSB (oriented strandboard) are common sheathing types. Is it exterior-grade sheathing? What thickness was quoted?

Compare the final covering: Within composition roofing there are various brands, looks, and warrantee years offered. If one contractor quoted for a thirty-year roof and another quoted for a forty- or a fifty-year roof, there’s a considerable warrantee difference that may affect the final price.

Compare the accessories: All roofs require miscellaneous pieces of things that contribute to roof integrity. These include special coverings for vents, pipes (roof pipes vent water drains), any exposed sheathing at roof edges, chimneys, and other roof structures. Valleys (‘woven’, ‘California’, and ‘metal’ are all different types of valleys) and ridges are also variables. Accessories come in various materials, and some are of lesser quality than others. A metal vent cover, for example, is of higher quality than a plastic vent cover. It’s important to compare the types. One bid might be two hundred dollars lower than another, but if the savings are in plastic vent covers as opposed to metal vent covers, then it may be not as big a savings in the long run since plastic vent covers commonly fail within 20 years.

Consider that labor is a significant portion of the re-roofing cost. Although the materials manufacturer will offer a warrantee, if the shingle fails the warrantee will be voided if the roof was improperly applied in any way. This includes things such as proper fastener type (nails? staples?), adequate ventilation, or proper placement of fasteners. It is important that your roofing contractor be knowledgeable in all of these areas and have a crew of experienced installers. You can and should ask potential contractors for references. Besides getting references, ask around. Ask co-workers, neighbors, or friends about the contractors you are considering.
