Cornerstone Properties started in 2004 as we rented out our first condominium. Next, we purchased a duplex and rented it out as well. In 2011, we began purchasing properties through real estate agents, renovating them, and selling them to homeowners. We have renovated dozens of houses since then.

In 2014, we began purchasing properties directly from homeowners. This allows homeowners to avoid real estate commissions. It also allows property owners to sell their properties without an inspection or appraisal. These sellers can close on their timeframe as well. This is because we buy with cash and we do not have a lender that requires an inspection or appraisal.

We have purchased houses in a variety of conditions, from simply requiring new floors and paint, to needing a new foundation. We have also purchased houses from homeowners in a variety of circumstances. This includes probate, where people have inherited a property or will inherit a house through the probate process. We can help people go through the probate process as well.

We have also helped people who have missed one or more mortgage payments and don’t want to lose their house through foreclosure. We specialize in conducting short sales. This means that we use a real estate broker with a dedicated short sale negotiator. This helps ensure that we are able to purchase the house. It also helps make sure that the homeowner will be able to be more in control of the moving process. If people are still living in the house, we are often able to get them money for relocation assistance. If there are additional liens, such as credit cards, we work to get them settled as part of the short sale.

Many people don’t want to have to do all the necessary improvements to sell their properties with a realtor. Most people who purchase a new home expect the home to be move-in ready, with all the necessary updates and repairs completed. In addition, most of them get a loan and the lender requires most of the repairs and improvements be completed before closing. This can be costly and time consuming.
