River City and Rentals Northwest is a property management company offering service in the Scappoose, St. Helens, and Columbia City areas of Oregon.

Positive Identification. Applicant is required to provide picture ID, such as driver's license or state issued ID card.
Net monthly income, per unit, must be a minimum of 3 times the amount of rent and must be maintained for 3 months. ( This is also for one person's income. It CAN NOT be a combined income of tenants.)
Income must be verifiable through pay stubs, employer contact or tax records.
Positive credit report
Positive rental or home ownership history and NO prior evictions.
Criminal history can be a cause for denial of tenancy.

If an applicant cannot meet all rental standards, a co-applicant may be accepted (they must be screened also)

After processing, if accepted, the tenat must pay a deposit to hold the property and provide us with proof of RENTERS INSURANCE at that time. We can assist you in contacting an Agent for Insurance if needed.

All tenants are required to acquire RENTERS INSURANCE and name the owner of the property as "additional insured". This is a requirement that is to be complete before signing documents upon moving in. a separate application must be completed accurately by EACH person 18 years or older. Please feel free to print out an application from our website.

All Applications must be turned in to us in person (to check ID) and pay the fee at that time.
